Free Tips on Selling your house Fast
There are many people out there that call themselves home
buyers. As sellers you have to be very careful. Many of these so
called home buyers took a course one weekend on how to get rich
flipping properties with no money down. These people will make you an
offer and sign a simple agreement with no money down and a 90-Day
settlement. Then they will hunt around trying to find someone to buy
it for more than they offered you. After 90-Days if they don't find
someone to buy the house for more, they walk away and just stop taking your calls and you
just lost 90-Days of you life and still own the property you don't want.
If your objective is to sell your house fast and your
potential buyer has cash and is legitimate, then be sure to do the
following.

Sign an agreement with a 7-14 Day settlement. (this is
negotiable to fit both the buyer and sellers needs) If the title is
clear and baring any unforeseen problems, this should be enough time.
If the buyer wants a long settlement period First
Red Flag.

Have the buyer give you a non refundable deposit of at least
$2,500.00. This can be held with the title company. Keep it if
they don't follow through with the deal. Anyone who is not legitimate
will not give this to you. If the
buyer won't give this to you,
Second Red Flag.

Have the buyer show you where the balance of the cash is
coming from. Bank statement, money market account, letter from a
banker, etc. This is standard practice in business and if you had a
realtor, they would want them to confirm that they can follow through with
what they are agreeing to do. If the buyer won't give this to you,
Third Red Flag.

Get references. Sometimes this is the first and only
real estate transaction some people will ever do and you are very uncertain
and nervous. This is normal. References from people who were in
your shoe should and will make you feel more comfortable with whoever you
are selling the property to.
If the buyer won't give this to you,
fourth Red
Flag.
If you sell you house to me, I guaranty I will do the
following after agreeing to a purchase price and mutually agreeable terms:

Sign and agreement of Sale with a 14-Day settlement

Give you a non-refundable deposit
-
Show you a bank statement of letter from my bank
acknowledging where the balance of the purchase price will be coming from.

References of people I purchased properties from.
